Selling the house up north is a big job. Buying the next place should not be a bigger one.
If you are downsizing from a house in another state, you are not only changing the floor plan. You are changing the climate and the kind of place you come home to. A lot of people looking at Mesa want a 55+ manufactured home: less house to keep, and a winter that does not start with a snow shovel.
We are Palm Gardens, a family-owned 55+ manufactured home and RV community at 2929 E. Main St., Mesa, AZ 85213. We have been one family and one park since 1985. We sell homes here, and we also take 55+ travelers on RV sites if you want a season on the ground before you buy.
This is the path we walk with out-of-state downsizers. It is not legal advice and it is not a promise about your sale. It is how the Mesa side of the move usually works.
You do not have to buy blind
The house you are leaving has a driveway you can picture with your eyes closed. Mesa does not, not yet. That is normal.
Some people list up north, fly in, and write an offer after a couple of walk-throughs. Some people refuse to do that, and they are not wrong. Those are different phones on purpose. Office for a season first. Sales for homes. You can use both.
Joe, on our homepage, stayed about 11 years as a snowbird and then moved here for good in September 2020. That is one version: try the winters, then stay. Another is a straight purchase after a tour. Both are open.
What you are buying — and what you should ask
A manufactured home in a 55+ community is not the same as the house on a city lot you may be selling. You need a clear picture of what you would own, what you would pay each month, and which rules come with the space.
Ask us. Call sales at (480) 687-1261 and ask what lot rent is today, what it covers, and what it does not. Ask about the rules that would apply to you: occupancy, guests, pets, vehicles, and anything else that would change how you actually live.
Write the answers down. Take them home to the people who help you with money.
If land ownership under a home matters to your purchase, ask that on the tour. We will answer it for the home in front of you.
Look at real homes, not a fantasy floor plan

When you tour, walk more than the kitchen. Stand in the street. Ask what stays with the home. If you are coming from a house with a basement and a two-car garage, say so. We would rather talk through the difference than let you be surprised later.
A practical out-of-state path
Every sale is different, but the Mesa side of a downsize often looks like this:
1. Get the northern house in motion with northern people.
Your hometown agent and tax person — that is their work. We are not your out-of-state legal or tax advisor. Bring those questions to the people who already know your situation.
2. Decide whether you need a season first.

3. Tour homes on a real calendar.
Call sales at (480) 687-1261. Office hours are Monday through Saturday, 9:00 a.m. to 4:00 p.m., and Sunday by appointment. Tell us you are flying in. We would rather set a morning that works than have you wander the park hoping someone is free.
4. Ask the unglamorous questions.
Lot rent. Rules. Pets. What you own. Whether you want to be seasonal for a year or two after you buy. If we do not know an answer, we will say so.
5. Buy the home in front of you, not the brochure.
Use the homes page as the menu. Use the tour as the meal. If nothing fits, wait. Inventory comes and goes.
One family, one park
When you search 55+ Mesa, you will see plenty of names, and many of them are run by multi-community companies. That is a fine model for people who want a brand with more than one gate.
We are not that. Palm Gardens is one family and one park, here on East Main Street since 1985. You will get us on the phone. You will get us in the office. If something breaks or a question sits wrong, you are not opening a ticket with a regional desk. That is the difference we can claim without dressing it up.
After the boxes are gone
Downsizing is not only a transaction. It is the Tuesday after you unpack.
On site we have two heated pools, a spa/whirlpool, pickleball, shuffleboard, a fitness center, a clubhouse, a library, an internet cafe, arts and crafts, and billiards, plus a dog park/run, laundry, and boat/RV storage. Some of our pages note that we are gated.
