People call us with the same three options already in their heads. They want a winter in Mesa. They do not want to buy the wrong kind of place to spend it.
We are Palm Gardens, a family-owned 55+ community at 2929 E. Main St., Mesa, AZ 85213. Same family since 1985. We sell park models. We sell manufactured homes. We also rent RV sites. All three sit inside one park. You are not choosing between three towns. You are choosing how you want to live on this street.

What you are actually choosing
A park model is the small house. One bedroom, roughly 400 square feet, set on a lot and left there. It is not a travel trailer you hook up on Friday.
A manufactured home is the larger house. Two bedrooms is the usual ask. Some of the ones we have listed now have a den. These are Champion and Cavco homes. Arizona Park Homes sets them up on site.
An RV site is the site only. You bring the coach. You do not buy a building. When the season is over, you leave, or you book again.
Ask sales what lot rent is today, what it covers, and what it does not. If you care who owns the dirt under a home, ask that on the tour for the home in front of you.
The park model: one room that works, if that is enough
Right now on our homes page we have a 2023 Champion park model on Lot 676. About 400 square feet. One bedroom, one bath. The price on that page is $69,900. Open layout, central air, appliances, a deck, a carport, a stackable washer and dryer, and a one-year warranty. It sits near both recreation centers and the heated pools.
That number will change when the home sells. Use the listing page, not this paragraph, as the price.
Who this fits: a couple who winter here and go home in the spring. People who are done with a 2,000-square-foot house and do not want another one. People who will live outside — pool, pickleball, the clubhouse — and treat the house as the place they sleep and cook.
Who it does not fit: anyone who needs a real guest room, or a den, or a second bath for company. That is a manufactured home conversation.
The manufactured home: more floor, more staying
The same inventory page has the larger homes. As of this writing, the 2-bedroom, 2-bath listings run from $119,900 on Lot 93 to $189,900 on Lot 160 (over 1,500 square feet, plus a den) and Lot 126 (new construction). Lot 125 is $129,900. There is also a 1-bedroom on Lot 603 at $65,000 — updated, not a park model. The page is the menu. This article is not.
Champion and Cavco are the names on the new work. Setup is handled on site by Arizona Park Homes. You are buying a house that is already here, or one they set.
Who this fits: people who sold the house up north and are not going back to a full-time house. People who want a guest room when kids visit. People who already know they like January in Mesa and are tired of packing the rig.
Who it does not fit: anyone still testing whether they like the park. If you have never spent a February on East Main Street, buying 1,500 square feet is a large first step. Stay a season first.
The RV site: no house, on purpose
If you already have a coach, or you want one winter before you spend money on a building, start here. Current 2025–26 rates are on our RV rates page.
From that page, as it stands:
- Travelers must be 55 or older.
- Published rates are based on two people. Larger parties pay more.
- A $250 deposit holds a reservation.
- Pets are welcome if they meet the rule posted there: 25 pounds or less, and not more than 15 inches in height.
- Daily and weekly stays include water, trash, sewer, and electric. Three days is $165 plus tax ($173.25). One week is $357.50 plus tax ($375.38).
- Monthly stays list a base rate and a total with the electrical surcharge ($175 under 31 feet, $200 at 31 feet or more), paid at check-in. One month is $907.50 before that surcharge. Three months is $2,530. Six months is $4,400.
- The annual rate is $6,844.50, and you pay your own electric.

Who this fits: first-winter people. People who still have a house up north and a coach they like. People who want to leave in April without selling anything.
Who it does not fit: anyone who is done living in a coach and already knows they want a door that does not fold.
How people actually decide
The useful question is not “which is the best.” It is which one matches the winter you are going to live.
Stay in the RV if this is your first East Mesa winter, or if you still like the coach. Buy the park model if you want a small, set home and you will use the park more than the extra bedrooms. Buy the manufactured home if you are staying longer, hosting people, or you already tried the winters and you are finished experimenting.
Joe left a review on our homepage. He and his household stayed about 11 years as snowbirds. In September 2020 they moved here for good. He plays pickleball most days and golf in the Monday and Wednesday leagues. He did not start with a closing. He started with winters.
That path is open. So is walking into sales and buying the home on Lot 676 this month, if it is still there and it fits.
What is here either way
You get the same park. Two pools. Pickleball. A fitness center. A clubhouse. A library. We do not have a putting green, and we do not have an 18-hole course on the property. Residents who golf use the leagues. That is enough for a lot of January days, and it is the list we can stand behind.
