We are Palm Gardens, a family-owned 55+ manufactured home and RV community at 2929 E. Main St., Mesa, AZ 85213, on the East Mesa Main Street corridor. We have been here since 1985. Same family. Same park. We welcome 55+ travelers on our RV sites and 55+ households in our manufactured homes. You do not have to choose a forever plan on the first phone call.
That is the idea: stay in an RV, then decide.
Why a first winter works better in an RV
Buying a home from a thousand miles away is a lot of pressure. You have not walked these streets after supper. You have not sat by the pool in February. You have not found out whether pickleball in the morning is your kind of day, or whether you would rather take a book to the library and let the desert do the rest.
An RV stay lets you test the weather, the neighborhood, and us before you sign anything larger than a site reservation.
Some people come for a few months, go home happy, and book again. Some people come for one season and know by March. Both are fine. The mistake we see is people forcing a purchase because they are afraid a “real” winter has to start with a closing.
Joe, who left us a review on our homepage, put the slower path in plain words. He and his household stayed about 11 years as snowbirds. In September 2020 they moved here for good. He plays in the golf leagues on Mondays and Wednesdays and pickleball most days of the week. He wrote about large, clean streets and people he was glad to meet. That is try-then-stay. It is not a sales script. It is how a lot of our neighbors actually arrived.

- Travelers must be 55 or older.
- A $250 deposit holds a reservation.
- Pets are welcome if they meet the policy posted there: 25 pounds or less, and not more than 15 inches in height.
- If you are thinking about a full year on a site, the annual rate listed is $6,844.50, and you are responsible for your own electric.
- Daily, weekly, and monthly stays are listed on the same page, with the details and any surcharges spelled out there.
Read the page, then call us if a line is unclear. Rates, deposits, and pet rules can be updated. We would rather walk you through the current sheet than have you plan a winter around a number you saw on a forum.
If your rig has a limit that applies, ask the office. We will give you the current answer for your dates rather than put a rule here that might not be the one on the sheet.
What a winter day looks like here
We are a park, not a cruise ship. You will find enough to do without a whistle telling you where to stand.
On site we have two heated pools and a spa/whirlpool. There is pickleball and shuffleboard. We have a fitness center, a clubhouse, a library, an internet cafe, arts and crafts, and billiards. There is a dog park/run, laundry, and boat/RV storage. Some of our pages also note that we are gated.
That is the list we can stand behind because it is on our site today. We do not have an 18-hole golf course on the property. Residents who play golf — Joe among them — use the Monday and Wednesday leagues.
A simple first-winter path

Homes we have listed are on our manufactured homes page, and they change. Use that page as a snapshot, not a promise that a particular home will still be there in April.
A first winter can look like this:
- Decide your window. Many people come for a few months. Some book longer. You should know what you can afford and what the house up north can stand.
- Read the current RV rates page. Note the 55+ rule, the $250 deposit, and the pet limits if you are bringing a dog.

- Come stay. Use the pools. Walk the park. Play pickleball if that is your game. Sit still if it is not.
- If the winter fits, talk to us about next year — or about a home. If it does not, you had a season in East Mesa and you still own your options.
Tax and the house up north belong to your accountant and your hometown agent. Our job is the park: a site, neighbors, and a straight answer about how we operate.
We have been a family park since 1985. That is a long time to learn that first-winter people do better when nobody is hurrying them.
