Palm Gardens is a family-owned 55+ manufactured home and RV community at 2929 E. Main St., Mesa, AZ 85213. We have been here since 1985. This guide is for snowbirds and downsizers who are still comparing options.
Why Mesa for the winter
Mesa is in the East Valley, close to shopping, dining, golf, and healthcare, without asking you to live in the middle of Phoenix. A lot of people come for the season, then decide to stay. Others keep a home up north and spend the cold months here.
Manufactured home or RV site
Some people want a home they can come back to every year. Others want an RV site for the season. We have both: manufactured homes for sale, and RV sites for seasonal and longer stays. If you are not sure which fits, walk both. A one-story home with a lock-and-leave setup is usually the downsizer path. An RV site is usually the first-winter path.
What daily life looks like
The point of a 55+ community is not a brochure list. It is having something to do without getting in the car every time. On site we have two pools, pickleball, a fitness center, clubhouse, library, and a calendar of activities. Residents who write reviews mention pickleball, golf leagues, and neighbors who actually talk to each other.

For downsizers coming from out of state
Selling a two-story house and moving to Mesa is a different decision than a snowbird winter. You are usually looking for less yard, one story, a community that does not go quiet in May, and a park that is still family-run. Ask us what lot rent and community rules actually are.
