RV This Season, Buy Next Year: One East Mesa Park for Snowbirds Who Want Both

Some snowbirds are still deciding whether Mesa is even their winter. That is a different conversation.

This one is for people who already have both halves of the plan: bring the coach this season, buy a place next year. The question is not whether you want both. It is whether you can do both without changing parks.

We are Palm Gardens. Family-owned 55+ community at 2929 E. Main St., Mesa, AZ 85213. Same family since 1985. We rent RV sites. We sell park models. We sell manufactured homes. All of that sits on one street in East Mesa. You do not have to winter here and then go shop somewhere else in April.

Why the same park matters

A lot of people winter in a place that only takes rigs. That works until they decide to buy. Then they are packing up a park they already like and starting over on a street they do not know.

The other version is buying first, sight unseen, in a park that does not take RVs. Then there is no honest test season on the same streets you would live on.

Here you can do the season and the purchase in one place. You walk the same streets. You use the same pools. You see which lots come up. When you are ready, you are already a neighbor, not a stranger with a deposit.

Joe left a review on our homepage. He and his household stayed about 11 years as snowbirds. In September 2020 they moved here for good. He plays pickleball most days and golf in the Monday and Wednesday leagues. He wrote that the streets are large and the park is clean, and that they have met people they are glad to know. That is the long version of this path. You do not have to take 11 years. You do have to spend a winter if you want the winter to teach you something.

This season: bring the coach

Start on the RV rates page. Those are the 2025–26 numbers. Read the sheet.

From that page, as it stands:

  • Travelers must be 55 or older.
  • Published rates are for two people. Larger parties pay more.
  • A $250 deposit holds a reservation.
  • Pets are welcome if they meet the rule posted there: 25 pounds or less, and not more than 15 inches in height.
  • Daily and weekly stays include water, trash, sewer, and electric. Three days is $165 plus tax ($173.25). One week is $357.50 plus tax ($375.38).
  • Monthly stays list a base rate and a total with the electrical surcharge — $175 under 31 feet, $200 at 31 feet or more — paid at check-in. One month is $907.50 before that surcharge. Three months is $2,530. Six months is $4,400.
  • The annual rate is $6,844.50, and you pay your own electric.

If your rig has a limit that applies, ask the office. We will give you the current answer for your dates.

What to do with the winter so the buy is not a guess

You are not here to fill a calendar. You are here to see whether this street is the one you want to own a house on.

Walk after supper. Sit by a pool in February. Play pickleball if that is your game. Use the fitness center or the library if it is not. Go to what is on the clubhouse calendar and skip what is not.

Look at homes while you are here. Listings live on our manufactured homes page. They change. A park model that is there in November may be gone in January. A manufactured home that is not listed yet may show up in March. Use the page as a snapshot. Use the tour as the real look.

If a home is in front of you, ask what lot rent is today, what it covers, and what it does not.

Ask about occupancy, guests, pets, and vehicles. Write the answers down. Take them home to whoever helps you with money.

Next year: buy on the same street

New homes here are Champion and Cavco. Arizona Park Homes sets them up on site. We also have existing homes when they come up.

As of this writing, the inventory page has a 2023 Champion park model on Lot 676 at $69,900 — about 400 square feet, one bedroom. The larger 2-bedroom manufactured homes on that page run from $119,900 on Lot 93 to $189,900 on Lots 160 and 126. Lot 125 is $129,900. There is a 1-bedroom on Lot 603 at $65,000. Who the park model fits: a couple that winters here and treats the house as the place they sleep and cook. Who the manufactured home fits: people who want a guest room, a second bath, or more than one season in the same floor plan.

You can buy in April after one winter. You can book another RV season. You can wait as long as Joe did.

What does not change when you buy

You get the same park either way. Two pools. Pickleball. A fitness center. A clubhouse. A library. Planned activities if you want them.

We do not have an 18-hole course on the property. Residents who golf — Joe among them — use the Monday and Wednesday leagues. That is the list we can stand behind.
